Loyd Russel
Homes
1934 West Gray
Suite 301
Houston, Texas 77019
Dear Loyd
Russel Homes:
As of today,
we have been in our new Loyd Russel
Home for approximately four months.
We have been enjoying it so much;
it is hard to believe that much
time has passed.
We wanted
to write you a letter expressing
our deepest gratitude. From the
moment we stepped into the LRH home
over on Floyd Street, we knew that
Loyd Russel Homes were of a different
caliber. You see, we had been viewing
open houses for a long while, and
we were beginning to think our desire
for quality and craftsmanship to
be out of our reach. Fortunately
we were mistaken.
Loyd Russel
Homes not only delivered a quality
product, you also made the whole
process enjoyable. From even before
the groundbreaking and all the way
to the closing, we always felt valued
and part of the process every step
of the way. The constant communication
was wonderful. Issues that arose,
as they always do with any project,
were handled in a professional and
fair manner. But most of all, the
openness on your part to entertain
our desires above and beyond the
LRH offerings really convinced us
that Loyd Russel Homes not only
cares about completing a job, but
that you care about the satisfaction
of your clients.
We are truly
happy to be owners of a Loyd Russel
Home. Thank you for the outstanding
house, and we look forward to the
many years of happiness here.
Sincerely,
Warren Pattison & Christopher

January 21,
2007
In the spring
of 2005 we began our search for
a home in Houston and by chance,
the first one we viewed was built
by Loyd Russel Homes (LRH). Although
we were thoroughly impressed, as
first-time homebuyers we felt the
need to be diligent in our search—after
all, who buys the first home they
view? But months of searching only
confirmed our initial impression—LRH
is without question the best Houston
has to offer.
The well-designed
layout, quality of construction,
attention to detail, and high-end
finishes (most all of which come
standard) set LRH apart from all
its competitors. But Russel Garrison
and Steve Rudin are what truly distinguish
LRH. The attentiveness and responsiveness
that these gentlemen give to their
homeowners is unmatched, and is
as evident today (after more than
a year of living in our home) as
it was the first day we met them.
To say that they have made first-time
home buying/building/owning a wonderful
experience is an understatement.
We dread
the day we will outgrow our current
home, but if we build again, there
is no doubt it will be with LRH.

Loyd Russel Homes
1934 W. Gray, Suite 301
Houston, TX 77019
Dear Russel
and Steve:
It has been
approximately 10 months since I
have closed on my Loyd Russel Homes
town home (“LRH”) and I wanted to
let both of you know how ecstatic
I am with my purchase.
My search
for the “right” home began almost
a year before my actual purchase.
During that time, I looked at over
350 town homes in various areas
around the inner loop of Houston.
Armed with several years of experience
in the construction industry and
a wish list larger than the State
of Texas, I knew finding the right
home was not going to be an easy
task.
From the
first time I stumbled upon LRH’s
construction of Phase I of the Floyd
Street Town Homes, I was blown away
by the design, quality of construction
and price. What was even more amazing
was the fact that the construction
of these town homes was far superior
to the construction of the 300+
town homes that I had looked at
during my search and the more than
450 homes that I had inspected over
the past 5 years in connection with
my representation of Houston area
homebuilders. LRH not only was a
better value per square foot, they
also offered high-end finishes like
granite countertops, stainless steel
appliances, separately zoned floors,
upgraded fixtures, Jacuzzi tub,
walk-in shower and many other features
that their competitors did not offer.
Additionally, not only was this
home in my price range, but it satisfied
every single item on my wish list.
After deciding
to purchase my LRH town home (which
was still under construction) I
visited the job site nearly every
single day. From my experience in
the construction industry, one of
the things that I learned was most
important was to have proper job
site supervision. Unbelievably,
almost every time I visited the
job site, Steve was there making
sure every single component that
went into that home was done correctly.
Steve is “Mr. Johnnie-on-the-Spot”
when it comes to residential home
construction and I have never encountered
anyone who takes such pride in making
sure that the finished product is
perfect.
Being obsessed
with the building of my new town
home, I often had many questions
for both of you. No matter how many
times a day I called with different
questions, you both always responded
quickly and accurately. Whether
I was calling on a Monday evening
or on a Sunday when you were at
the Texans’ game, y’all were always
eager to answer my questions.
The three
things that were most important
to me when looking for a home and
selecting the right builder were:
integrity, quality of construction
and value.
Integrity
The integrity
with which both of you run your
company is unparalleled in the industry.
From day one to the present, I have
received nothing but honest and
forthright answers. Additionally,
since closing, you have both stood
behind your work and have come out
and addressed every minor issue
I’ve had with speed and accuracy.
Quality of
construction
From the
framing stage to the painting stage,
there is no home builder in Houston
that is doing a better job in the
construction of their homes. The
inspector that I hired to inspect
my home prior to closing had inspected
more than 4,000 homes during his
30+ years of experience and is not
one that extends praise very often.
However, upon completing our final
walk-thru of my home, he told me
that this was one of the most well-constructed
homes that he had ever inspected
and he was astonished at the price
that I had paid. From the screw-in
sheet rock to the solid hardwood
floors, the components and quality
of construction the LRH offers are
exceptional and certainly heads
and shoulders above your competition.
Value
Most of the
fixtures and appliances that come
standard with an LRH home are “upgrades”
with other builders. Additionally,
if you compare the price per square
foot of an LRH town home with other
town homes in this area, LRH beats
most, if not all, of the competitors.
This great value is in addition
to the exceptional quality of construction
that LRH provides.
In closing,
as a first time homebuyer, you could
not have made my experience any
better! Everyone that has visited
my home has been blown away with
the high quality finishes and awesome
design and I’ve enjoyed showing
it off to anyone I can convince
to come over. To say that I’m thrilled
with my purchase and the finished
product would be a gross understatement.
I would, and do, recommend LRH to
anyone looking for a house or a
quality home builder.
Thanks again
for all your efforts and I look
forward to years of happiness in
my LRH home.
Very truly
yours,
Chad J. Castille

Asbury Court
Letter of Recommendation
June 2005
My primary
contacts at Loyd Russel Homes (LRH)
are Steve Rudin and Russel Garrison.
I discovered
this inner-loop quality homebuilder
while touring through the Rice Military
neighborhood near Memorial Park,
searching for a new residence during
summer of 2003. Although not a large
volume builder in the area, the
home/town homes under construction
by LRH are of exceptional quality,
brilliant design and layout, and
other superior craftsmanship.
I was first
attracted to the inventory of properties
by the grand living spaces, generally
seeming much larger than the actual
square footage. high ceilings, recessed
ample lighting, minimal interior
walls, strong focal points (slate
fireplace, granite countertops,
etc.) all contribute to a sense
of 'openness' of much larger homes.
Even though
my previous house was still listed
on the market and not under contract,
LRH was willing to work a sale agreement
with me. In fact, LRH was very supportive
and understanding as the other house
was marketed and finally closed
over a four-month period.
My preferred
new home was nearing interior completion
where 'buyer choices' for floor
finishes (carpet color, wood stains,
tile, etc.) were still possible.
Additionally, some changes were
made by adding a working desk area
in the kitchen, modifying under-cabinet
lighting and, extending a cement
pad to extending a cement pad to
enlarge the exterior patio. All
these modifications were handled
professionally, with expert craftsmanship,
and at a reasonable cost.
While less
expensive homes were available in
the immediate neighborhood, quality
would be significantly sacrificed.
Other similar quality homebuilders
in the area charge as much as $30
per square foot more for the same
level of craftsmanship, driving
overall home prices up by as much
as $50,000. LRH has a superior quality
product at a reasonable price.
A year-and-half
has passed since the purchase of
my home. Over this period, LRH has
stood behind their product by insuring
after-sale support was easy, accurate,
and friendly.
When I look
back at making the largest home
purchase of my life, two key characters
surface above all else in the relationship
established with LRH; honesty and
integrity. I would unconditionally
recommend Loyd Russel Homes to others.
Sincerely,
Randy R.

Dear Russel
and Steve,
It was by
chance that I came across Loyd Russel
Homes, but it was by choice that
I purchased a Loyd Russel Home.
Your professionalism
and integrity are apparent in every
aspect of your homes which helped
make my decision easy. Whether I
am getting a jacket out of my coat
closet, walking down the stairs
or standing in my back yard I am
in awe of the beauty of my home.
The beauty is shown from the color
of the exterior to the warmth of
the interior, from the hardwood
floors to the great high ceilings,
from the stainless steel appliances
to the fabulous Jacuzzi tub. Corner
to corner it is obvious the thought,
detail and hard work that went into
building this home.
As a first
time home buyer, you couldn't have
made my experience any better. I
look forward to showing off my home
and spreading the word about Loyd
Russel Homes.
Thank you
so much for building such an amazing
home.
Sincerely,

Dear Russel & Steve,
I wanted
to take a minute to let you guys
know what a great experience it
was to buy a Loyd Russel Home. As
you probably remember I had initially
put down a deposit on a lot with
another builder just a few blocks
away, but once I realized that I
was going to be spending upwards
of twenty thousand dollars adding
all of the features I wanted I decided
to continue looking. I had seen
an open house of your first project
on Rose Street and was very impressed
with the building and all of the
features that were standard as well
as the reasonable prices. At our
first meeting you guys hit on lots
of the little details that had been
glaringly obvious to me but seem
to have been overlooked by most
other builders in the area. After
this meeting it was a relatively
easy decision for me to buy a Loyd
Russel home and the next day I got
my check back from the other builder.
I was very
skeptical about building a house,
never having heard a positive story
from anyone regarding their builder,
and this being my first home, but
there is a first time for everything.
I really enjoyed the whole building
experience, seeing Asbury Court
Townhomes get built from start to
finish was a very fun and educational
experience for me. From the day
the slab was poured your service
and quality has been exceptional.
You have never been more than phone
call or an email away when I had
a question about some part of the
building process, and let’s be honest
here….I’ve had tons of questions,
enough to drive you and Steve crazy
I’m sure, but you were always prompt
to explain things to me or fix anything
that wasn’t done correctly.
One thing
I learned from the building experience
was how important it is to have
someone in charge on the jobsite.
It was my experience when searching
for a builder that most builders
in the area visited the jobsite
very little unless they had a walkthrough
with a buyer. This allows contractors
to have free reign on the jobsite,
meanwhile no one is watching the
quality of the work being done so
problems can only be fixed “after
the fact”. That simply wasn’tsomething
I was willing to settle for. Steve
practically lived at the jobsite,
I visited the project almost every
day and there was rarely a time
when I didn’t run into him. Steve
saw to it that things were done
correctly; I can’t tell you how
important this was to me. Anytime
I had a question or problem Steve
was there to help. I can tell you
that very few other builders in
the area put this kind of time and
work into their product.
Buying a
house is a big step, but I felt
very much at ease working with you
guys. To say that I am extremely
pleased with the finished product
would be an understatement; I would
recommend you to anyone looking
for a house or a builder. Thanks
again for all of your help during
the entire building process.
Sincerely,
David Jennings

Dear Steve and Russel,
Wow! This
has been the most frequent remark
used by friends and family on seeing
our beautiful new townhouse.
Your attention
to detail, meticulous workmanship
and in-depth understanding of living
spaces makes all the difference.
We love everything about the house,
from the beautiful oak floors to
the interior paint, from the spacious
floor plan to the fittings in the
bathrooms.
We were most
impressed with the homeowner’s manual
that we received from you at closing.
It clearly shows your commitment
to us as new owners. The manual
is most thorough and informative
document, and is consulted often
in the Kralert household.
Not many
new homeowners can boast that they
are in touch with their builder
well after the closing date. It
is comforting to know that we can
obtain advice and help if any small
issues rise.
We’re so
glad that we took a closer look
at the townhouse with the “Only
one left” sign on it.
Keep up the
good work guys!
Sincerely,
Ligia and
Paul Kralert

Loyd Russel Homes, L.P.
1934 W. Gray, Suite 301
Houston, TX 77019
Dear Russel
and Steve:
I purchased
one of your homes in June and am
so genuinely satisfied that I wanted
to tell you in writing that you
are “doing it right”.
When I was
searching for a home in Houston,
I looked at homes non-stop for five
days, both with and without my real
estate agent. My agent had said
that the construction quality of
your homes was good and that you
were a reputable builder. Of the
homes I saw in my price range, I
could tell by comparison that your
attention to detail was better than
your competitors’. When I went to
a meeting with you, armed with questions
from an architect friend about construction-related
details, I was impressed with your
willingness to answer my questions
in the manner of a patient, eager
teacher. I also appreciated your
candor when you did not know the
precise answer to a question, but
offered to get it. I have a lot
of respect for an answer of “I don’t
know”, when it is followed by accurate,
helpful information.
I have received
nothing but compliments from guests
who are impressed with the finish
work and overall design. My home
inspector and his associate both
commented that the house had thoughtful
design touches, one of which would
increase the energy efficiency of
the place. The inspector stated
that the house’s construction quality
was well above average for its market
segment.
When an interior
designer walked through the house
during a consultation, he commented
that the builders had done a nice
job using the available space and
that they had taken extra care to
enhance the overall design. He said,
“Your builders did a great job--I
know what’s out there.”
When I was
looking for a home, I, too, had
seen what was “out there”; the design
and construction quality varied
dramatically, in my view. I selected
the home that appeared to me to
be the best constructed in the price
range I was wanting to pay. As the
above comments illustrate, professionals
who know what they’re talking about
have confirmed that the construction
and design quality of my home is
notable better than other homes
in the same price range.
In closing,
I want to specifically note that
I appreciate the integrity with
which you run your business. The
fact, in particular, was apparent
to me from my first dealings with
you. Thank you and best of luck
to you both!
Sincerely,
L.M. Maranto

Loyd Russel
Homes
Russel Garrison & Steven Rudin
2415 Hazard St.
Houston, TX 77019
Dear Steve
and Russel,
I am writing
a letter of strong support for Loyd
Russel Homes builders, Steve Rudin
and Russel Garrison based on our
first home buying experiences in
the Rice Military Area of Houston,
Texas. My wife (Laura) and I are
University of Houston professors
and researchers. The Rice Military
area seemed to be an “up and coming”
neighborhood with a growing number
of single family homes and 2-3-and
4 story townhomes located within
15 minutes of the University Main
Campus and less than 5 minutes to
Houston’s largest park, Memorial
Park. Once we decided on a location,
we then decided on a price range
and a builder. Fortunately for us,
we drove pass a job site that had
townhomes in the framing state,
a price range, and the amount of
square feet we wanted for our first
home. The job site was Loyd Russel
Homes. The five units being built
were Loyd Russel Homes’ second complex,
having completed a first 3 unit
complex earlier in the year very
close in proximity to our future
home. We were allowed access to
the job site during all times of
construction once our bid on the
home was accepted. One of the unique
characteristics of the Loyd Russel
Home builders was their willingness
to listen to our input on improvements
or personal choices with regards
to construction materials, tile
color, floor stain, carpet type,
colors etc. I am also an audiophile,
so structural wiring locations were
important to me. Wall jacks and
wiring locations were altered to
suit our tastes before and after
drywall was installed. During the
construction phase, Laura and I
enjoyed watching the building and
craftsmanship that went into our
home. We have experienced a great
working relationship with the builder
regarding the fixing of small problems
associated with our new home, whether
the problem has been mechanical
or aesthetic in nature. Steve Rudin
and associates pay diligent attention
to details. The follow-up process
is immediate and the results are
more than satisfactory. This promotes
a good feeling and synergy between
a home owner and builder. From what
I understand, this “home purchase
after-care” we have experienced
is not a normal trait with most
builders.
We looked
at many floor plans, color schemes,
price ranges and styles of townhomes
before we purchased our townhome
from Loyd Russel Homes. After comparison
shopping for a new townhome, we
felt our townhome purchase was the
best product and value for us. We
have received numerous complements
from our family and friends which
makes us feel like we made a wonderful
choice for our first home. We thoroughly
enjoyed working with Loyd Russel
Home Builders and would recommend
their buildings to those who are
interested in good quality, solid
craftsmanship and great design.
Sincerely,
Daniel A. Martinz, Ph.D.

My husband and I have lived in our
new home for over a year and are
as pleased with it today as we were
when we moved in our first piece
of furniture.
Steve Rudin
and Russel Garrison (Loyd Russel
Homes) were our builders, and we
can’t say enough good things about
our experience. While the house
was being built, both Steve and
Russell were prompt to answer our
calls when we had questions on any
detail. Every response was fully
explained.
Their attention
to detail, their concern with quality
home components, and the fine quality
of construction is first-rate. We’ve
had several social gatherings and
functions at our home; each time
we have people over they love the
detail and style of our home and
want to know who the builders are
– and we love bragging about it!
It was apparent
that both gentlemen felt personally
connected to the building process,
that the job get done correctly,
with the right materials and according
to the timeline they outlined. I
hear from all my friends and acquaintances
that this was not their experience;
most people I know have just the
opposite experience with home builders
in the Houston area. Most have nothing
but horror stories to tell! We are
the exception.
Even if there
was an area of expertise that one
would assume we had – if we were
unskilled about how to do a certain
task that many homeowner may know
– Steve didn’t mind coming over
to show us how to do something or
he’d tell us that he wanted to send
a man over to take care of it for
us. He was great.
The investment
in a home is one of the most important
financial decisions to make – we’ll
want to speak to Steve and Russel
when or if we decide to relocate.
Sincerely,
Michael and Rebecca Rodels

Dear Russel and Steve,
Thanks so much for making our home
buying experience one to remember.
As first time buyers, one can feel
overwhelmed, confused, and exhausted
not only from searching for that
right home, but also dealing with
different entities during the process.
Finding that right home is a difficult
task due to the number of beautiful
new homes that are being built.
During our process of elimination,
we looked closely at some of our
most important factors in choosing
a home and one of them was the people
behind the product. Thank you for
your professionalism, knowledge,
and understanding of our concerns.
Ultimately, we feel we made a great
decision on our new house, not only
because of both of you, but also
because of the superior workmanship
and care you both put into your
work. In addition, we want to express
our gratitude to both of you for
being so accommodating even after
we signed off on the papers. Thanks
again for making our experience
very rewarding.
Best regards,
Ronnie Stevens and Tera Lawson
